While Blackhawk has no formulaic approach to investing, the firm seeks opportunities which exhibit characteristics common to successful real estate investments, including locations in strong submarkets, quality micro locations within a submarket, creditworthy tenancy, properties with barriers to new competing supply growth, and high-quality physical construction of the property.
Our primary goals are creating durable cash flow and the protection and growth of our limited partner’s capital. We specialize in acquiring and improving undervalued real estate assets, which offers strong protection of initial capital investment and a high likelihood of appreciation over time. We generally favor low-risk investments that generate initial leveraged cash returns superior to other investment alternatives, while utilizing a conservative amount of mortgage debt.
